敷金 (Shikikin): When you rent a property, the deposit is what you pay in advance, for example, you need to give1-2 months when renting a residence, but 6-10 months for an office. This is a sum of money held in trust to ensure the property owner against defects by the tenant. If any default is found, the money will be used to repair any damage.
